Tenants

Looking for a new home can seem a daunting task; we are here to assist tenants with their search, making the whole process as easy and stress free as possible. We will match you with the best property that meets your requirements and you can be assured of our personal service that is above and beyond what one would expect from a standard letting agent. We pride ourselves on our honest and open approach and along with our highly trained and knowledgable staff who have many years experience in property - you can be assured of receiveing the best possible service from the start.

All viewings are accompanied by a member of staff who will be on hand to answer any questions you may have at the viewing. Our office staff are always there to offer advice and guidance and should you decide to proceed with a tenancy application with us, then you can be assured that our staff will provide you with all the information required, so you know exactly what happens during the process. We'll keep you updated throughout the process and assist you at every step of the way. Tenants (or their Guarantors) are required to undergo a referencing process, which will be explained to you in detail, our referencing agency is also on hand to provide support.

Before any decision is made with proceeding with a tenancy, we feel it of utmost importance that we talk you through the requirements of a tenancy application, therefore we will discuss your suitability with you to ensure you are in a position to successfully pass through the application process. We welcome as many questions to be asked,that way we are confident you are in receipt of all relevant information, allowing tenants to make an informed decision. We do not accept any fees unless we are satisfied that you are happy to proceed and fully understanding of the application process - providing you with complete peace of mind.

As with any professional service, we do have administration fees in place for our services - we believe our fees to be competative and offer value for money. Details are as follows:

In the unlikely event of a declined reference report:

We advise our tenants that additional fees (£30 Inc. VAT) are payable should additional referencing be required due to a decline report being obtained from our referencing company. As agent and tenant discuss tenant and/or guarantor suitability prior to the referencing process commences, it is unlikely that a decline report should be returned, however, occassionally this can happen for various reasons that are unbeknown to tenant or agent. In this unlikely event, Swansea Property Agents will ensure the tenant is updated and discuss how the application can proceed.
